Arch enemies to become partners in conveyancing.
It’s well known within the industry that estate agents, mortgage brokers, other third parties, and solicitors do not always see eye to eye. The pressures to progress conveyancing matters and give the client the desired service can sometimes lead to tension between parties. This is often at no fault of any particular party other than the continuous challenge to keep everyone fully up to date in real-time. We have all given a client or a third party an update that hasn’t changed for weeks and then somehow the situation completely changes in five minutes and you are accused of passing on incorrect information and not being ahead of the game.
As a property solicitor for the last seven years, communicating efficiently has been one of the most difficult aspects to master in residential conveyancing, but arguably one of the most important. This is not just with our clients. It is so important to be able to effectively communicate with other parties in the transaction to reach completion as smoothly as possible.
What can we do?
- Build a community of like-minded companies within the industry, whose main priority is client service, to be able to offer clients the full conveyancing package
- Embrace innovative technology and get on board with platforms together that offers a space for all third parties to communicate in real-time. This limits phone calls, emails, chasers, time spent trying to get information in large chains. Doing this together on one platform will only elevate our client’s experience
At Prosperity Law LLP we will work with all parties at any stage of the conveyancing transaction to ensure that the best interests of our clients are at the heart of the process. We want to build relationships with your brokers, agents and other nominated parties to ensure the conveyancing process runs as smooth as possible. This does not mean that there will not be bumps in the road or an unexpected delay, but we want to be in a position to communicate this to all parties as quickly as possible to reach a speedy solution for you.
As a client of Prosperity Law LLP in Manchester, you will first be provided with contact details for your dedicated conveyancer, who you can call and email directly. You will also be given login details to access your own case to view updates either at a glance or in detail. This will also provide you with a secure online portal to safely upload any personal documentation. We do not recommend that email is used for this as cybercrime is rife in this day and age!
We are also fully set up to offer Land Registry compliant electronic signatures where possible for ease and speed. Don’t worry if you prefer hard copies: we understand the pressures of not being able to access a computer or print something off and are happy to post documentation out to all of our clients. You will have access to our full range of services at no extra cost.
